Nostalgia, a vintage clothing shop, recently opened in the Fairhavens new Young Building, which is connected to the Waldron Building. The shop features original clothing from 1930 to 1970, as well as vintage-inspired new clothing. Owner Lynn Loewen said the style trends are moving away from mass-produced clothing.

IT STARTED as a small dress shop and a gun store in a Stockholm suburb, inspired by cheap post-war American fashion. Almost 50 years later, the fashion company HM is poised to overtake Marks Spencer as Europes largest clothing retailer. It is all a far cry from 1947 when a humble salesman called Erling Persson went to America and was impressed by the low-cost clothing stores he saw there. He returned to Sweden and opened a shop called Hennes (meaning “hers” in Swedish) in the Stockholm suburb, with the slogan “fashion and quality at the best price”. The company grew slowly through the 1960s and opened its first store in Britain in 1978. It had a reputation for providing good, cheap, if slightly unadventurous, high street fashion. But in 1998, Mr Persson handed control of the company over to his son Stefan, and suddenly the profile of HM began to rise through word of mouth and increased mentions on the fashion pages of glossy magazines.

Researchers developed an approach that included education about the biological and psychological determinants of body weight, weight loss, and weight regain; cognitive behavioral treatment (CBT) methods to enhance self-esteem and body image (independent of weight); and instruction in behavioral methods of weight control. These investigators report changes in weight, body image, and serf-esteem associated with a novel treatment after 40 weeks of treatment and at a 1-year follow-up (that is, week 92). They also compare these results with those obtained in published trials of standard behavior treatment. Subjects were 17 obese women with a mean age of 46.5 [+ or -] 9.7 years, a mean weight of 92.8 [+ or -] 9.1 kg, and a mean BMI of 34.7 [+ or -] 2.9 kg/[m.sup.2]. Thirteen were white (76.5%), and four were African American (23.5%). The program was designed to alter patients expectations and to promote the acceptance of realistic weight loss outcomes (that is, approximately a 10% weight loss). Subjects were treated in groups of 7 to 10 persons and attended 20 weekly sessions, 5 monthly sessions (over 20 weeks), and a 1-year follow-up visit. The 40-week intervention consisted of four phases. During phase 1 (weeks 1 to 4), the subjects were instructed to refrain from making any changes in their eating or activity habits to focus entirely on examining their weight loss goals and expectations. Phase II of the program (weeks 5 to 12) focused on the development of weight control skills. The subjects were instructed to consume a self-selected diet of 1200 to 1500 kcal/day and were trained in the standard cognitive behavioral methods of weight control. Phase III (weeks 13 to 20) focused on methods to improve body image and self esteem. And finally, phase IV of the program (weeks 24 to 40) focused on developing weight maintenance skills. Weight was measured at each treatment visit. Changes in weight, self-esteem, body image, and quality of life were assessed at the end of treatment and 1 year later.

When goals are not reached or the progress toward them is unsatisfactory, people have impaired performance and often tend to abandon their attempt to achieve the unreachable goals. To improve the understanding of the weight loss expectations of obese subjects and of the factors that influence them, some Italian researchers analyzed the data of a large observational study that was recently established in Italy for a comprehensive measurement of health-related quality of life, psychological distress, and eating behavior in obese patients. A total of 1891 obese patients seeking treatment in 25 Italian medical centers were included in this study. Diet and weight history, weight loss expectations and primary motivation for seeking treatment (health or improved appearance) were recorded via a detailed case report and a set of questionnaires. Psychiatric distress, binge eating, and body image dissatisfaction were tested by self-administered questionnaires (Symptom CheckList-90, Binge Eating Scale and Body Uneasiness Test). In 1011 cases, the one-year expected BMI loss was gt; 9kg/[m.sup.2], dream BMI was 26 and maximum acceptable BMI was 29.3. The expected one-year BMI loss was significantly related to the maximum BMI loss during previous attempts. Age was also a strong predictor of weight goals. Psychiatric distress, body dissatisfaction and binge eating did not predict weight loss expectations. The primary motivation for weight loss was concern for future (33.4%) or present health (gt;50%), and only 15.2% wanted to improve appearance. Women seeking treatment to improve appearance had a lower grade of obesity, were younger and had first attempted weight loss at a younger age.

People often ask me, “how relevant is the catwalk to the clothes most people actually wear?” As the spring/summer 97 round of shows gets under way, with London officially starting tomorrow, Milan next, then Paris and New York, the answer is that without designer level fashion, high street fashion would have no impetus to move forward. The clothes you see here are all available at a shopping centre or street near you, at prices that most people can afford. Yet they all owe their origins to the catwalks. Occasionally, a dress or shirt will be shamelessly copied. But on the whole, the high street looks to the catwalk for inspiration - for a mood or a look, if not an exact pocket detail or neckline. This autumn, the influence of the catwalks on the high street is as pronounced as ever. Walk into Miss Selfridge and you will be hit by a capsule collection of brightly coloured, zig-zag-patterned knitwear, a reflection of the Italian designer Missonis resurgence as a label to die for. Missonis knits are hand-crafted, life investment pieces with, of course, price tags to match. But if you want the look without the quality or the third mortgage, a cropped cotton/viscose Missoni-look sweater for pounds 25 is an effective one-season buy, guaranteed to update last winters wardrobe. Likewise, Gucci, the Italian label that has recently been resurrected from being synonymous with Eighties status dressing to the ultimate in high fashion. There is no suggestion that anyone would mistake the Gucci “look” for the real thing. A pure cashmere coat by the esteemed label is manufactured and tailored with absolute precision. To compare it with a coat of roughly similar design by Warehouse would be like comparing a Lamborghini to a Vauxhall Cavalier. Both are perfectly functional cars, but there the similarity ends. You get what you pay for. Gucci is in a league of its own; and the cream, pure wool, fake-fur-trimmed coat you see here is worth every one of its pounds 160. Another strong look for this autumn comes from New York and Ralph Lauren. The designer, who opens a flagship store in London later this year, took his influence from a street in London: Savile Row. When Claudia Schiffer walked down the runway in a midnight blue velvet tailored suit with shirt and gold tie, scores of fashion editors imagined themselves in her place. Of course, Ralph Lauren does not hold a monopoly on velvet suits. And Next might just as easily taken their inspiration from the Row as well. While the designer version can be altered to look as though it was made for you, out of the most luxurious silk velvet, Nexts suit costs a fraction of the price, at under pounds 150. And of course, good old mail order stalwart Racing Green has come up with the perfect fitted shirt, and its as much of a classic as the Ralph Lauren de luxe original. Back in Milan, Prada has been setting the pace, along with Gucci, for the past few seasons. The key look is minimal styling with quirky Seventies house-beautiful prints. For the Prada aficionado, there is no point if the label is not hand-sewn with the revered Milanese logo. But for anyone who just happens to like the abstract print look, there are numerous hommages on the high street. The best comes from Jane Norman, a family-run business owned by two sisters. They pride themselves on their awareness of catwalk trends. For them, the catwalk is extremely important. They respond to supplying and satisfying public demand, giving increasingly trend aware women catwalk looks at high street prices. The shirt dress pictured here hits just the right note. The transition from catwalk to high street does not always happen within the same season. Some trends take a while to filter through. The tiger- print kaftans from Dolce e Gabbanas last collection are no longer available in their Sloane Street store, but they have only just made their mark on the shop floor at the French chain Kookai. And for evening, the cowl- necked tiger-print tunic is a good buy, and will make as much of a statement across a crowded bar as the designer version. Britains charity shops face an uncertain future due to the explosion of deep-discounting high street fashion stores like Primark and Matalan and supermarket fashion lines. The Association of Charity Shops annual conference this week will set a challenge for future survival: how to persuade customers to buy second-hand clothes for the same price as new ones. “The upside is that if they buy, say, three new t-shirts for (pounds) 10, they are likely to be throwing something else out. That means they have more to donate, but we just have to keep up interest from people wanting to buy from us. We have to diversify all the time.”

Behavior of suppliers in the medical care market is reviewed, with attention given to differences in for-profit and not-for-profit organizations. A solid explanation of competitive markets allows discussion of timely issues such as the limits of applicability of the competitive model to the medical care market, price and nonprice competition, and market power of providers, purchasers, and patients. Outside readings on current managed competition proposals would augment the textbook discussion well.A short section on the economic effects of information asymmetries in the medical care and health insurance market introduces the concepts of supplier induced demand and adverse selection. Both discussions are short, but the portion on adverse selection especially needs expansion. More rigor, explanatory graphs, and a more extensive bibliography would make the adverse selection concept more useful. This topic is critical to a sound understanding of the functioning of medical expense insurance.The final section deals with value judgments and evaluative economics. The nontechnical explanation of efficiency versus fairness criteria for evaluating medical care policy is somewhat cursory. More technical material is needed to improve the precision of this discussion. However, even without any additions, the text provides a general background on issues of access to medical care, affordability, and quality of care. The difficulty of making allocation decisions given scarce resources is clearly laid out and opens the way for a discussion of policy alternatives.

Hafele America Co. Hafele says its U-Furniture allows for creative and innovative furniture designs. The sliding door fittings are designed in L and U shapes which can be either wall-mounted (L) or freestanding (U). This furniture is fitted with an I aluminum track with no hardware visible. A dampener can also be added to soften the sound of the doors.
In spite of the fact that overall retail sales in Germany fell 2.2 percent in May 2006 (when compared with April 2006) furniture sales in Germany rose 7.4 percent in a similar comparison. The figures were reported by Bloomberg News on June 30, 2006. The strength shown by furniture sales in Germany appears to have been reported in the region generally. A separate Bloomberg News report, published on July 6, 2006, said that retail sales in the eurozone rose for the third straight month. An index of retail sales increased to 55.1 in June 2006, the second highest level since the index began in January 2004.

Do my clients require specific product information before they can buy my product/service? 2. Do I spend a majority of my time selling the benefits of my product only to be asked, “Can you send me more information?” 3. Is my long-distance phone bill more than $100 per month? 4. Have I lost business as a result of playing phone tag with a potential customer because I was unable to “sieze the moment?” 5. According to Vick, there are 3 questions you should ask a potential Web page creator: 1. Have you done this before? 2. Who have you done this for? 3. May I call them? While creating some Web pages may require the skills of a computer Ph.D., most will not, and there are competent companies in most major markets capable of accomplishing the task in a cost-effective fashion. Prices for creating a simple Web site can range from a low of $2,500 to high of $20,000. Adaptive re-use may pose a far greater design challenge for architects, but I would argue that it is both feasible and cost effective. Currently the New York City Police Department is constructing a new scientific laboratory within a 1930s warehouse building in Jamaica, Queens. Having directed the feasibility studies, programming and design of such a specialized facility, I am convinced of the opportunities that await us in the “found spaces” of New York City. Many firms, including our practice, have focused upon restoring and adapting existing buildings and spaces. Smart property owners are currently taking inventory on their existing stock of buildings, to identify major repairs and preventive maintenance, in addition to looking at ways to resituate their real estate assets to accommodate new requirements. Architects are being hired to perform condition surveys, budget analysis, and strategic design, all of which is essential to the leasing and re-construction process. The fact is that in the 1990s tenants or buyers seem to have a tremendous advantage in selecting among many types of properties, but the existing design features, mechanical and electrical services, and ease of adapting the space will have an influence upon the selection of a particular property. The architect can act as a liaison while also taking on turn-key responsibility for the fitting out and move in of new tenants.

Both discussions are short, but the portion on adverse selection especially needs expansion. More rigor, explanatory graphs, and a more extensive bibliography would make the adverse selection concept more useful. This topic is critical to a sound understanding of the functioning of medical expense insurance.The final section deals with value judgments and evaluative economics. The nontechnical explanation of efficiency versus fairness criteria for evaluating medical care policy is somewhat cursory. More technical material is needed to improve the precision of this discussion. However, even without any additions, the text provides a general background on issues of access to medical care, affordability, and quality of care. The difficulty of making allocation decisions given scarce resources is clearly laid out and opens the way for a discussion of policy alternatives.

Real estate practice is a broad and widely defined area of the law. In a pristine sense it deals with the esoteric subject of real property law and titles. In practice the subject matter handled by real property lawyers is much broader. Many of the areas of law within real estate practice are areas of specialty themselves. Real estate lawyers examine and evaluate real property titles, handle real estate sales, purchases and other transactions, foreclose mortgages, represent developers and contractors in drafting and negotiating development and construction agreements, handle real estate financing, structure and draft the governing documents for planned developments such as condominiums, serve as counsel to community and condominium associations, draft and negotiate leases, litigate title, boundary, and other land disputes, and advise clients respecting zoning and land: use matters. The examination of real estate titles requires knowledge of corporations and other forms of business organization, wills, trusts and estates, and a practitioner handling transactions must understand contractual, business, and tax subjects as well. The subjects that are tested on the certification exam attest to this diversity. They are title issues; real estate finance; environmental and land use; condominiums and homeowner associations; landlord tenant; closings; sellers, buyers, brokers, and title insurers; real property litigation; taxation of entities and other tax issues; and ethics. Some hold an impression that at least some aspects of the real estate practice are not challenging, that the practice is increasingly title company, form, and paralegal driven, and that when business is light any lawyer with a good paralegal can Ado real estate closings. This impression is not accurate. As with any area of practice, successfully representing clients in real estate matters requires knowledge, skill, and experience. The diversity in real estate practice may mean that no one lawyer can be an expert in each practice area encompassing the modern real property practice or that are tested by the certification program. With little new development, architects are finding themselves busy with government and institutional contracts, storefronts, tenant consolidations and lobby renovations. Additionally, they say, their world is becoming more computerized and hand drafting is headed for extinction. For instance, Moudis said, a law firm may want to get 20 percent more out of an existing 40,000-square-foot space. They may take a 400-square-foot office and make two offices or take the 250-square- foot to 300-square-foot offices and get two 120 square-foot to 150- square-foot offices. “The frills are gone,” Moudis said. “They are spending the money smartly.” In most cases, he explained, the installations are not as extravagant. “You can show wood-trim base and molding but dont have to do wood floor to ceiling,” he added.

They argue that, if marijuana, cocaine, heroin, and other drugs were legalized, several positive things would probably occur: (1) drug prices would fall; (2) users would obtain their drugs at low, government-regulated prices, and they would no longer be forced to resort to crime in order to support their habits, (3) levels of drug-related crime, and particularly violent crime, would significantly decline, resulting in less crowded courts, jails, and prisons (this would allow law-enforcement personnel to focus their energies on the “real criminals” in society); and the drug production, distribution, and sale would no longer be controlled by organized crime, and thus such criminal syndicates as the Colombian cocaine “cartels,” the Jamaican “posses,” and the various “mafias” around the country and the world would be decapitalized, and the violence associated with drug distribution rivalries would be eliminated. By contrast, the anti-legalization camp argues that violent crime would not necessarily decline in a legalized drug market. In fact, there are three reasons why it might actually increase. First, removing the criminal sanctions against the possession and distribution of illegal drugs would make them more available and attractive and, hence, would create large numbers of new users. Second, an increase in use would lead to a greater number of dysfunctional addicts who could not support themselves, their habits, or their lifestyles through legitimate means. Hence crime would be their only alternative. Third, more users would mean more of the violence associated with the ingestion of drugs. These divergent points of view tend to persist because the relationships between drugs and crime are quite complex and because the possible outcomes of a legalized drug market are based primarily on speculation. However, it is possible, from a careful review of the existing empirical literature on drugs and violence, to make some educated inferences.

Abstract Despite the large amount of research that has been devoted to analyzing the determinants of residential real estate agent income, little attention has been directed at how this income is generated.1 Numerous papers (e.g., Follain, Lutes, and Meier, 1987; Glower and Hendershott (1988); and Crellin, Frew, and Jud, 1988) have found that education, experience, firm size, and hours worked have a positive impact on agent income. Abelson, Kacmar, and Jackofsky (1990), Sirmans and Swicegood (1997), and Simians and Swicegood (2000) also found a positive relationship between non-pecuniary factors such as job satisfaction and agent performance. These studies assume, if only implicitly, that salespeople are indifferent as to the way this income is produced, whether from their own listings or from the sale of other agents listings. This, in fact, may not be the case. Certain agent activities may well have greater income producing potential than other types of actions. If this conjecture is true, then specialization in those types of activities would provide the greatest potential for income production. For example, effort spent in generating property listings may prove more productive than the same amount of effort spent trying to market these properties to buyers. Agents are not all created equal; those salespeople who have the talent or skill set that makes them more effective at listing and selling property may also earn more than agents specializing in sales of property to buyers or vice versa. Alternatively, a balanced output of listings and sales may prove more revenue enhancing given current industry commission sharing arrangements. It is also possible that agents and firms, while both seeking to maximize their gains, do so in a different manner. The purpose of this research is to examine whether or not specializing in one side of the real estate transaction or producing a more balanced production portfolio of both listings and sales has a differential impact on agent income.

Discussing the current investment environment in the lodging industry, Mutkowski believes investors should be focused on service-oriented companies, franchisers and hotel managers that do not own the real estate. He says, Companies whose balance sheets are strong, where debt service coverage is very strong, and where debt maturities over the next year and a half are very manageable, were really oversold. I think we have seen the bottom for these stocks. 2) Gaming, Cruise Ships, Leisure - Robin Farley - BT Alex. Brown. Farley is optimistic about the cruise ship group, anticipating Wave Season in January. For the gaming sector, she says a longer investment horizon is needed, as issues such as Las Vegas airport constraints and Californias Proposition 5 present obstacles. Real Estate Brokers with the SRES designation help seniors make wise decisions about selling their home, buying rental property, managing the capital gains and estate tax implications of owning real estate, obtaining a reverse mortgage, moving to a senior community and other issues. The designation was introduced in 1997 and is nationally recognized.
Real estate is a popular investment among Canadians. There are several advantages to investing in real estate. Real estate is leveraged. You may pay only a fraction (as low as 10%) of what the property is worth when you buy it. Real estate has utility. If you buy stocks or bonds, you cannot do anything with them; but when you buy real estate, you can use it until you sell it. For example, you can live in a house.
Real estate practice is a broad and widely defined area of the law. In a pristine sense it deals with the esoteric subject of real property law and titles. In practice the subject matter handled by real property lawyers is much broader. Many of the areas of law within real estate practice are areas of specialty themselves. Real estate lawyers examine and evaluate real property titles, handle real estate sales, purchases and other transactions, foreclose mortgages, represent developers and contractors in drafting and negotiating development and construction agreements, handle real estate financing, structure and draft the governing documents for planned developments such as condominiums, serve as counsel to community and condominium associations, draft and negotiate leases, litigate title, boundary, and other land disputes, and advise clients respecting zoning and land: use matters. The examination of real estate titles requires knowledge of corporations and other forms of business organization, wills, trusts and estates, and a practitioner handling transactions must understand contractual, business, and tax subjects as well. The subjects that are tested on the certification exam attest to this diversity. They are title issues; real estate finance; environmental and land use; condominiums and homeowner associations; landlord tenant; closings; sellers, buyers, brokers, and title insurers; real property litigation; taxation of entities and other tax issues; and ethics. Some hold an impression that at least some aspects of the real estate practice are not challenging, that the practice is increasingly title company, form, and paralegal driven, and that when business is light any lawyer with a good paralegal can Ado real estate closings. This impression is not accurate. As with any area of practice, successfully representing clients in real estate matters requires knowledge, skill, and experience. The diversity in real estate practice may mean that no one lawyer can be an expert in each practice area encompassing the modern real property practice or that are tested by the certification program. That, however, is not a reason to not seek certification. The committee recognizes that few lawyers are likely to possess specific and detailed expertise in each of the many subjects that fall within the scope of real estate.

What parallel imports mean is simply that if there is a cheaper legal (repeat, legal) copyright version of a piece of music or song available in any other country, it can be imported into Australia by retailers, without prior authorisation by anybody in Australia. The reason for this is simple. It has been the habit of local recording companies and publishers to forbid any legal (that is, within copyright–we are not talking about pirating) importation by anybody except themselves, so that they can set different (nearly always higher, often very much higher) prices, in the Australian market. There are two issues here. First, in the case of recordings or books (from now on I will talk only in terms of books), there is the issue of whether the author and original publisher was Australian. Second, where the original publisher is from another country and the author is not Australian, whether the Australian branch or agency of the British or American publisher is entitled to decide, without reference to any Australian authority, that Australia is a territory which belongs to them. These issues are deliberately confused by most industry representatives. A typical example is the nonsense contributed by Michael Heyward, publisher of the Australian firm Text, to the funerary edition of the late Australians Review of Books–in itself an example of why the Australian industry ought not to be believed when it comes to policy issues. It is a remarkable fact that most of the writers/editors/publishers in Australia are totally uneducated in economic matters, and yet presume to a degree of knowledge which can only come from serious study. They are in fact far more narrow-minded and uninformed than the average economist or scientist is about literary matters. The most important fact is that the greater part of the Australian book publishing and distributing industry is dominated by multinationals, whether American or British. It has been the practice of most American publishers for many years to sell rights to British publishers which include rights to the Australian territory (a very valuable one). Then the Brits decide what they want to publish by their own lights, and if they decide they do not want to publish a book originally published in the USA, we simply do not get it on our booksellers shelves. As a result we do not normally see a huge proportion of modern American publishing, which is of course much more important than British publishing in literary and intellectual, as well as popular reading terms. That is, our readers are subordinated to British interests. (Next time you see a book by an American writer in the bookshops, have a look at the publishers location and the country of printing.)

More hotel news, as we got word last week that the Holiday Inn Little Rock-Airport East will temporarily close its doors on Nov. 17 to begin a $10 million renovation. The hotel at 3201 Bankhead Drive is expected to be closed nearly 18 months during the makeover, which also includes the addition of a new restaurant. The once-hopping Bobbisox nightclub inside the hotel will become a Bostons the Gourmet Pizza Restaurant Sports Bar. Dallas-based Bostons (go figure) features a wide range of entrees from sandwiches to baby-back ribs and, you guessed it, gourmet pizzas.

Abstract Despite the large amount of research that has been devoted to analyzing the determinants of residential real estate agent income, little attention has been directed at how this income is generated.1 Numerous papers (e.g., Follain, Lutes, and Meier, 1987; Glower and Hendershott (1988); and Crellin, Frew, and Jud, 1988) have found that education, experience, firm size, and hours worked have a positive impact on agent income. Abelson, Kacmar, and Jackofsky (1990), Sirmans and Swicegood (1997), and Simians and Swicegood (2000) also found a positive relationship between non-pecuniary factors such as job satisfaction and agent performance. These studies assume, if only implicitly, that salespeople are indifferent as to the way this income is produced, whether from their own listings or from the sale of other agents listings. This, in fact, may not be the case. Certain agent activities may well have greater income producing potential than other types of actions. If this conjecture is true, then specialization in those types of activities would provide the greatest potential for income production. For example, effort spent in generating property listings may prove more productive than the same amount of effort spent trying to market these properties to buyers. Agents are not all created equal; those salespeople who have the talent or skill set that makes them more effective at listing and selling property may also earn more than agents specializing in sales of property to buyers or vice versa. Alternatively, a balanced output of listings and sales may prove more revenue enhancing given current industry commission sharing arrangements. It is also possible that agents and firms, while both seeking to maximize their gains, do so in a different manner. The purpose of this research is to examine whether or not specializing in one side of the real estate transaction or producing a more balanced production portfolio of both listings and sales has a differential impact on agent income.
